Competitive swimming alone doesn't pay back a 10-lane Olympic-grade pool. Medical Rehab is the strategy that does — repurposing every cubic metre of water into hydrotherapy, rehab, water polo, aqua-fitness and Africa's emerging medical-tourism funnel. SwimCo runs it. The campus shares the upside.
The thesis
Water is the most underused asset on most sports campuses.
An Olympic-standard pool sees about 20 hours a week of competitive swim use. The other 148 hours are dead capital. Medical Rehab fills them — with paying clinical, recovery, schools, masters and medical-tourism use — and turns the aquatic center into the most cash-generative facility on the campus.

The aquatic center is operated as a single tenant — SwimCo — under a long-term lease from the Asset Holding NPC. SwimCo runs all six revenue streams below and pays a base rent + variable surplus to the campus.
Medical Rehab is the highest-margin of those streams. It's what moves SwimCo from "subsidised community pool" to a stand-alone business with hospital and insurer offtake.
